Home loans in the "Volunteer State" of Tennessee mortgage area.  

Tennessee is both a mortgage and a "Trust Deed" state (A mortgage by which a borrower conveys title (deed of trust) to their property to a Trustee, usually a Public Trustee, who holds the title for the protection of a lender or creditor as a pledge of security for the repayment of the loan or debt). Tennessee also does not make it mandatory for a land survey (it is highly recommended, however).  When it comes down to truth and lending with closing costs, Tennessee charges the buyer and seller differently than most other states.  Work with your agent or consult a professional to determine who should pay what costs at closing time.

A title company's attorney, one of the parties to the contract, the lender's representative, or any outside attorney may handle closings. Conveyance is by quitclaim or warranty deed. Tennessee Deeds of trust are the normal security instruments.
